With the fall around the corner, now is the time to begin to inspect your asphalt parking lots for defects such as potholes, cracks, faded line striping, damaged catch basins and asphalt / concrete tripping hazards.
Carefully inspect your parking lot to see if some issues below are present in your parking lot:
Pot Holes: Pot holes are caused when water penetrates the subgrade of the asphalt parking lot through cracks or other areas of compromise, weaken the base and allow the pothole to form. Potholes are relatively inexpensive to repair if they are made a priority to fix early enough.
Cracks: Cracks are present in 90% of asphalt parking lots. Cracks develop from parking lots settling, paver seams separating, load stress and improper construction. Crack sealing is the most cost effective pavement maintenance option that can be implemented for your asphalt parking lot and will help prevent potholes
Faded Line Striping: Re-striping is typically completed in the spring and summer after winter snow and ice control activities which damage striping. It is important to make sure fire lanes and ADA Handicap stalls are properly marked
Catch Basin Repairs: Catch basins begin to deteriorate from load stress created by traffic after the interior foundation begins to fail. Failure usually begins when water seeps into the walls of the catch basin and freezes creating freeze thaw damage. As bricks and mortar begin to crumble, sink holes develop and the frame and grate raise and lower under traffic loads.
